The Best US Cities for Gay Men Over 40

Most "gayest cities" lists are written for someone who is 26, travels with a fan, and recovers from a circuit weekend in one day. Respect. But gay life after 40 asks different questions: Is there a community here I can actually join, or just a scene I'd be visiting? Can I afford to own something? If I stay 30 years, does this city have any infrastructure for gay men who get old — because, good news, we do.

So this list is built on those questions. The data underneath it: metro LGBT-population shares from the Williams Institute's 2021 analysis of the 50 largest metros, the 2010 Census same-sex-couples-per-household rates (old data — we label it every time), median ages and home values from the Census Bureau's 2024 American Community Survey, state policy climates from MAP's Equality Maps as of August 2026, and the venue directory we maintain ourselves at Out x Out. The ranking, though, is ours — argue with us, that's half the fun.

1. Palm Springs, California

The over-40 capital, and it isn't close. The city's median age is 58.5 per the 2024 ACS — twenty years older than the big cities on this list — and in the 2010 Census it ranked third in the country for same-sex couples per 1,000 households. In 2017 it seated what CBS News called the country's first all-LGBT city council. The elder infrastructure is real, not theoretical: Living Out, a resort-style LGBTQ+ retirement community, opened near downtown in January 2024, and Stonewall Gardens appears on SeniorLiving.org's list of dedicated LGBTQ+ retirement communities. 2. Wilton Manors / Fort Lauderdale, Florida

In the 2010 Census, Wilton Manors' rate of same-sex couples — 139.63 for every 1,000 households — ranked second in the nation behind only Provincetown — and its median age is 55.1. The city's own website counts "over 30 restaurants, lounges, and nightclubs" on Wilton Drive, and notes it seated Florida's first all-LGBTQ+ city commission in 2018. SAGE of South Florida, which calls itself "the oldest affiliate of the national SAGE organization," has run programming here since 1994, and SAGE's national service arm operates care-management and friendly-visitor programs for LGBTQ+ elders in Broward County. The honest caveat: Florida sits in MAP's bottom policy tiers, even as Fort Lauderdale and Wilton Manors both earned perfect 100s on HRC's 2025 Municipal Equality Index. 3. Provincetown, Massachusetts

Still the single gayest place in America by the numbers — 163.11 same-sex couples per 1,000 households in the 2010 Census, first in the nation — with a median age of 56.3. Prime Timers Worldwide, the social organization for older gay and bi men with 70+ chapters, has held conventions here. The catch is arithmetic: the median owner-occupied home runs $902,200, the most expensive on this list, in a town of about 3,700 people. P-town over 40 is glorious; P-town as a retirement plan requires either equity or creativity. Our Provincetown directory covers 74 spots — more listings than cities thirty times its size.

4. Chicago, Illinois

The third-largest LGBT population of any US metro — 298,000 adults per the Williams Institute's 2021 brief — at a price the coasts can't touch: median home value $341,200. Illinois sits in MAP's highest policy tier. Chicago also has the receipts on aging: Town Hall Apartments in Lakeview, the region's first affordable LGBTQ senior housing, opened in 2014 in a converted police station with 79 apartments for residents 55-plus — and the Chicago Housing Authority's own page estimates the waitlist at more than 25 years. Read that number twice; it's the clearest demand signal in this entire article. Chicago PrimeTimers, founded in 2001, describes itself as "a vibrant social organization for gay, bisexual, and transmasculine men" with members into their 90s. 5. Philadelphia, Pennsylvania

The value play. Philly's median home value is $253,600 — the lowest here by a wide margin — attached to the country's 8th-largest metro LGBT population (198,000 adults, Williams Institute 2021). The Gayborhood comes with unusual elder infrastructure: the John C. Anderson Apartments, which developer Pennrose describes as "an urban LGBTQ+ affirming senior 62+ apartment community," with one-bedrooms listed at $990–$1,205, sits steps from the William Way Community Center, whose Elder Initiative runs health and social programming for LGBTQ+ elders across greater Philadelphia. Pennsylvania rates a middling "Fair" on MAP's tally. Our Philadelphia directory has 28 listings, 13 of them bars.

6. St. Petersburg, Florida

The Tampa–St. Pete metro ties Denver at 4.8% LGBT adults in the Williams Institute's 2021 brief, and St. Pete's median age of 43 makes it the grayest big city in this set. It earned a perfect 100 on HRC's 2025 Municipal Equality Index, and Prime Timers Worldwide brought its 2023 convention here. Next Avenue's list of best cities for LGBTQ retirees credits the Tampa Bay pair with "larger-city amenities at a much lower cost" — the median home is $436,200. 7. Denver, Colorado

A 4.8% metro LGBT share (Williams Institute 2021), a state in MAP's highest tier, and a purpose-built over-40 on-ramp: West of 50 at The Center on Colfax, which describes itself as "an inclusive LGBTQ+ older adults space focused on creative aging, healthy living, and social connection" for adults 50-plus. Next Avenue's retiree list calls Denver "home to the nation's ninth largest per-capita LGBTQ population." The catch is the mortgage: at $636,400 median, it's the priciest big city on this list. 8. Portland, Oregon

The second-highest LGBT share of America's 50 largest metros — 6.0%, behind only San Francisco, per the Williams Institute's 2021 brief. Oregon sits in MAP's highest tier. Friendly House's Elder Pride Services has served LGBTQ+ older adults for more than two decades, and Rainbow Vista in nearby Gresham makes SeniorLiving.org's list of LGBTQ+ retirement communities. Median home value: $588,200. Our Portland directory lists 30 venues — including three bathhouses, the most of any city on this list, which feels like relevant data for this demographic. The thing the waitlist is telling you

At least where senior housing is concerned, demand for gay life after 40 massively outstrips what American cities have built — and we'd wager the same is true of the community around it.
