Palm Springs has the largest cluster of gay men's resorts in the country, most of them clothing-optional and most within a few blocks of each other in Warm Sands. Drag brunches, circuit nights & every party worth knowing in Palm Springs — in your inbox every week.
Palm Springs has one of the largest clusters of gay men's resorts in the country, and almost all of them sit in one pocket: Warm Sands, a few residential blocks south of downtown where walled mid-century compounds hold pools you can swim in without a suit. This guide covers every gay resort operating in Palm Springs and Cathedral City as of October 2026, with the policies, pools and prices from each resort's own site, then the all-welcome resorts in town for anyone who wants a pool deck with a drag brunch rather than a men-only garden. Rates move with the season, so treat the numbers as a floor; December through April is peak.
Gay Resorts in Palm Springs at a Glance
- Men-only, clothing-optional (Warm Sands): Santiago, INNdulge, Descanso, Casa Oliver, Desert Paradise, El Mirasol Villas, Vista Grande, Triangle Inn, The Hacienda
- Men-only (Cathedral City): CCBC, 21+
- All-welcome resorts with LGBTQ programming: The Saguaro (weekend drag brunch), Ace Hotel & Swim Club (Tuesday drag bingo), ARRIVE (Friday drag bingo and trivia), Avalon, Thompson, Hilton (the Dinah's daytime home), Hotel ZOSO (closest to the Arenas bars)
- Where they are: Warm Sands Drive and the streets off it, about a mile from the Arenas Road bars, a short drive or a long walk; CCBC is a drive east in Cathedral City
- Clothing-optional means: nude is fine on the pool deck and inside the walls, not on the street; a few resorts word it as "swimsuit-optional" at the pool
Pro Tip
The Warm Sands resorts sell out for Palm Springs Pride (early November), the Dinah (late September), White Party (April) and most winter weekends. Book the men's resorts two to three months out for those; the all-welcome resorts have more rooms and more slack.

Warm Sands: The Clothing-Optional Men's Resorts
Santiago Resort
Santiago Resort (650 E San Lorenzo Rd) is the polished end of the strip: 24 rooms in a modern ranchero-style property around an expansive temperature-controlled pool, open around the clock, with an outdoor heated spa. Swimsuit-optional pool, continental breakfast included, guests under 18 not permitted; the resort is marking 30 years of gay getaways. A $24 daily resort fee applies.
INNdulge
INNdulge (601 S Grenfall Rd) is the social one: 24 rooms on a 1958 mid-century property, a saltwater pool open 24 hours a day and a 12-man jacuzzi, run by owners Jon Jackson and Sandy Miller since 2010. It runs a free Wednesday night on seven-night stays.
Descanso Resort
Descanso (288 E Camino Monte Vista) bills itself as the desert's most exclusive gay men's resort: recently refurbished with king beds in every room, balcony and poolside suites, a fully fenced property, and a heated saltwater pool and spa kept warm around the clock with an outdoor misting system. Swimsuit-optional pool, continental breakfast included, $24 daily fee, under-18s not permitted.
Casa Oliver Hotel & Resort
Casa Oliver (535 S Warm Sands Dr) is the newest name on an old property: the 1.8-acre resort that ran for decades as All Worlds was acquired and rebranded in December 2024, renovated with a Mediterranean-meets-Palm Springs look. Adults-only, clothing-optional (the FAQ says so in those words), a 24-hour heated pool, complimentary light continental breakfast, and day passes from $15 for non-guests. Stay three-plus nights Sunday to Thursday for 15 percent off.
Desert Paradise Resort Hotel
Desert Paradise (615 S Warm Sands Dr) is one of the longest-running gay properties in town, built in 1940, with poolside rooms and suites around a saltwater pool set in gardens, fountains and a pond with a resident turtle named George, plus a steam room. It describes itself as a refined escape designed for gay men.
El Mirasol Villas
El Mirasol Villas (525 Warm Sands Dr) has hosted gay guests since 1975 on a walled 1947 compound: two clothing-optional pools, one of them heated saltwater, a newly expanded steam room, and bungalow suites. Owners Paul and Bruce have run it since 2000. Published rates start at $199 a night for the studio bungalows and top out around $449 for the two-bedroom suite.
Vista Grande Resort
Vista Grande (574 S Warm Sands Dr) opened in 1984 as the first gay clothing-optional resort in Palm Springs and has grown from seven rooms to 30 rooms and apartments, with three pools and a steam room. Men-only.
Triangle Inn
Triangle Inn (555 E San Lorenzo Rd) is the small, design-led one: nine rooms in a 1958 Hugh Kaptur building, the Impala Lodge, a block off Palm Canyon Drive, clothing-optional and quiet. The resort's site was not reachable when this guide went up; book through its listing.
The Hacienda at Warm Sands
The Hacienda (586 S Warm Sands Dr) is the suite resort: ten suites of 500 to 850 square feet, some with full kitchens, fireplaces and laundry, and two pools, a few blocks from Arenas Road. Its site was also down in October 2026; it books through the usual channels.
Warm Sands gay men's resorts
Pro Tip
Resort fees and extra-guest charges are the hidden line. Santiago and Descanso list a $24 daily fee and $60 a night for a second guest on top of the room rate, and most of the strip is 18-plus or 21-plus. Read the policies page before you book, not after.
Cathedral City: CCBC Resort Hotel
CCBC (68300 Gay Resort Dr, Cathedral City) is the men's resort on a street literally named Gay Resort Drive: a pool, two spas, a waterfall and a steam room, 21+. Our venue listing records 3.5 acres and 44 rooms, which would make it the largest gay men's resort in the area, though the resort's own site does not publish those figures. It is the one with a true weekend-party calendar, ten minutes east of Warm Sands.

- Palm Springs Pride — early November, the biggest weekend of the year on Arenas Road
- The Dinah — late September into early October, the women's weekend, with the Hilton pool as its daytime home
- Palm Springs Leather Pride — late October into November, when CCBC and the Warm Sands resorts fill with leather weekend crowds
- Summer — June through September is 105-degree pool season and the cheapest time to book a Warm Sands room

I'm Robbie, the founder of Out x Out. I'm from Minneapolis, though I'm spending 2026 building this community from the road — somewhere between South America and Asia. The idea for Out x Out came from a trip to Berlin, where the gay nightlife calendar was years ahead of ours: you could see not just where to go out, but which night to go — so naturally I wanted that kind of insider info for every city in the US (and beyond... eventually). I'm more of a behind-the-scenes type, but the whole point of this is connection: I'd take one real one over a hundred surface-level ones, and I'm trying to build that for the community, city by city.
